# Ridge, hip and verge repointing and rebedding

> Ridge and verge repointing by Topmark property maintenance across Thatcham, Newbury and Reading to fix crumbling mortar on roof ridges and verges.

Topmark property maintenance carries out ridge and verge repointing to secure loose capping tiles. We repair open mortar lines along roof edges to stop driving rain penetrating your property.

## Repointing pricing

Every roof run differs in pitch, height and mortar condition. We inspect the ridge and verge line from ground level and access points to provide a clear quote before starting.
- Ridge and verge repointing: Price on request
- Raking out perished mortar back to a firm foundation before laying new mix
- Lifting and resetting cracked or loose ridge and hip tiles in fresh bedding
- Replacement roof tiles if existing units are broken and cannot be reset
- Complete replacement of decayed timber battens beneath the verge line

## Why the ridge goes first

Ridge tiles at the peak and verge tiles along the gable rake face the heaviest wind and frost across West Berkshire.
- **Frost expansion on roof peaks:** Rainwater enters hairline cracks in old sand and cement mortar. When winter temperatures drop below freezing, trapped water expands, breaking the cement bond and loosening the ridge caps.
- **Wind uplift along the gable:** Gable verges experience strong uplift when wind strikes external brick walls. Without solid mortar bedded firmly under each verge tile, gusts work under the edge and lift whole rows.
- **Debris blocking gutter channels:** Crumbling mortar rolls down roof slopes into gutters. This debris blocks rainwater outlets and leaves roof joints unprotected, allowing driving rain to soak underfelt and roof timbers.

## What rebedding covers

Our repointing and rebedding work addresses failing cement lines along peaks, hips and gable verges.

### Carried out along the run
- Lifting unstable ridge and hip tiles
- Chipping out broken, crumbly old mortar
- Mixing fresh sand and cement with bonding additives
- Rebedding loose tiles firmly to the ridge line
- Pointing verge tile edges to a clean, weather tight finish
- Clearing dislodged mortar fragments from valleys and gutters

### Not covered here
- Replacing rotten timber rafters or valley boards
- Installing continuous dry verge mechanical capping systems
- Full structural roof tile replacement across the main roof pitch

## Judging the run

We assess the condition of your roof joints, check tile alignment, and prepare the work area before mixing mortar.
1. **Access and stability inspection:** We check the ridge line and gable verges from ladders or scaffolding to identify loose tiles, missing mortar sections, and slipped undercloak boards along the roof verge.
2. **Clearing the work zone:** Ground areas directly below the roof edge should remain clear of vehicles, potted plants, and garden furniture so that waste mortar can be removed safely.
3. **Mechanical prep and bedding:** Old mortar is chopped back without striking or cracking adjacent sound roof tiles, followed by fresh bedding and striking off the joints smoothly to throw off rainwater.

## After the work

Completed ridge and verge repairs restore weather protection along the roof intersections and keep tiles anchored in place.
- **Fixed units:** Every ridge cap and hip tile sits firmly bedded into fresh mortar, eliminating rattle in high winds and preventing water from getting underneath.
- **A closed verge:** The mortar line along the gable edge is fully sealed against the undercloak, stopping driving rain and preventing birds or insects from entering the batten cavity.
- **A choice explained:** We show you the completed mortar finish and explain whether future dry verge conversion or broader tile replacement will be needed on adjacent slopes.

## Ridge and verge questions

Common queries about repairing roof ridge tiles, hip caps, and gable verges.

### How do I know if my ridge tiles need repointing or rebedding?

If mortar lines between ridge tiles show gaps, or if you find chunks of cement in your gutters or on the driveway, the mortar has perished. When tiles wiggle or lift by hand, a simple repoint will not suffice and full rebedding in fresh mortar is required.

### Can you repoint ridge tiles without taking them off?

Surface pointing over loose mortar fails quickly. If the tile has lost its bond to the bed beneath, we lift the tile, rake out the degraded cement base, and lay fresh mortar before resetting the cap in place.

### What causes roof verge mortar to crack and fall out?

Verges take the brunt of wind and rain against the gable end of the property. Natural roof movement, thermal expansion, and repeated freeze thaw cycles cause older mortar mixes to crack and drop away.

### How long does new ridge and verge mortar take to cure?

Mortar sets within twenty four hours under normal weather conditions, but requires several days to reach full strength. We monitor local weather forecasts to ensure work is carried out during dry conditions.
